The Investor lives in Colorado and elected to focus on out-of-state properties so he could do more deals. He used money from his HELOC along with the option fee from the buyer for the down payment,

He receives $460/mo cash flow for a 16% cash-on-cash return and realizes a 66% year-one return on investment.

He paid $285k for the property and is selling it at $308k in two years.
